Encinitas remodeling questions.

Yes. Encinitas is an incorporated city with its own Development Services Department, and most remodels involving structural, electrical, or plumbing work need a city permit. Homes west of I-5 often sit in the Coastal Zone, which can add a coastal development review. We build that permitting path into your project plan from the first conversation.

Yes. Many homes near the 101 were built in the 1950s through 1970s, with great bones and dated systems. We open up tight floor plans, update plumbing and electrical as part of the work, and choose finishes that respect the original coastal-cottage character rather than erasing it.

We do. Olivenhain’s larger lots and estate-scale homes come with their own considerations — longer access for deliveries, well and septic systems on some properties, and design expectations to match the setting. We scope all of that up front so there are no surprises mid-project.

As a general guide: bathrooms run about 3–6 weeks on site, kitchens 6–10 weeks, and whole-home projects several months. City permitting typically adds a few weeks before construction, and Coastal Zone review can add more — we map the full timeline before demolition begins.
